The Merivale Jamie Lands
Description
The Merivale Lands are located on Merivale Road bounded by Jamie Avenue on the north and Bentley Avenue on the east. This location is approximately five kilometers southwest of the downtown core.
Merivale Road is a major north-south arterial and the Hunt Club Road east-west corridor is only blocks away.
The neighborhood is comprised of a commercial/retail mix which includes office buildings, retail strip malls, restaurants and service stations.
Site Plan
We propose two one-story buildings on the site; each having a rentable area of approximately 18,600 square feet.
Zoning
This property is governed by the City of Nepean Zoning By-Law 39-81. The Merivale Road frontage is governed by CA2 Commercial Automotive Zone which permits a service station and MS3 Industrial Service Zone. The Jamie Avenue frontage is governed by the MS3. A partial list of the permitted uses under MS3 include the following:
